  • Research and Planning: It's important to meet with an Alliance agent early on, ideally a few months (but at least a few weeks) prior to placing your home on the market. During this essential initial phase, we'll help you evaluate your home from a buyer's perspective, and create a working list of items that need to be addressed before potential buyers view your property, such as repairs and improvements. This is also the time to evaluate other properties in your neighborhood for pricing comparisons and research the current state of the real estate market in order to price your home effectively. At this point, it is also essential to identify your desired working timeline for the sale of your home.
 
  • Marketing: With most of the initial details worked out and your home ready for show, it's now time to get the word out. While there are host of traditional methods Alliance uses to get your home noticed by potential buyers (including print advertising, word of mouth and open houses), the most important marketing tool available is the Internet which—when used effectively—can reach a national audience. In addition to placing a detailed (and fully-searchable ad) on the Alliance homepage we'll also have your property listed in the Realtor MLS where it can be viewed by buyers and their agents looking for amenities specific to your home.
 
  • Negotiation and Sale: Once potential buyers start viewing your property, it's only a matter of time until the offers begin coming in. At this stage of the transaction it's important to evaluate the pros and cons of each and every offer. It's also important to remember—just because an offer is made—doesn't mean that it is fair or right for you. We'll evaluate each and every offer with you to determine whether or not your essential needs from the transaction are met. In addition, we'll develop educated counter-offers during any negotiations to assure that you receive a positive and fair result at the conclusion of your sale. At Alliance, we're not in this for the sale, we're in it for you.
 
  • Closing: This is the ultimate goal of every real estate transaction—it's also the one step of a real estate transaction where you want to have precisely zero surprises. We'll walk you through every step to ensure that the final sale and transfer of your home to its new owner goes as smoothly as possible. We've been in this business for a long time and understand the complicated ins and outs of real estate closings. The difficulty of a successful closing lies in the preparation, not the day of the actual closing. We will work with you tirelessly prior to closing and ensure that every aspect of the transaction—buyer's and seller's—is conducted professionally, efficiently and correctly so that there are no surprises at closing.
