  • What are your office hours?

    M-F 9am – 5pm

  • I have a maintenance/service issue. Can I start a work order?

    Each request should contain the property address, the submitter’s name and number for contact, and the nature of their request. Please also advise if there is a pet in the residence. Work orders may be submitted in the following ways:

    • On-line:  Alliancemhk.com – Click on Maintenance tab
    • In office – fill out a maintenance request form
    • By Phone – call and speak with our Service Department
    • Via email – email your request to Alliance@alliancemhk.com

  • Am I required to have insurance? If so, what do I need?

    Yes, per leasing procedures, every tenant must have insurance. There is no minimal amount for coverage. Tenants must have personal liability and personal property coverage.

  • When is rent considered late and how much is the late fee?

    Rent is late after 5:00pm on the 1st of each month. The late fee is 10% of the monthly rent.

  • I am trying to make a payment online, but it is not recognizing my name.

    Each property will be listed under the primary tenants name only. While all tenants must register under that same account, they are each able to make separate payments.

  • What if the 1st day of the month falls on a weekend?

    Payments can be left in the drop box or paid early. The drop box will be checked at 5pm on weekends and holidays also.

  • How can I pay my rent?

    Money Order, Cashier’s Check, Online at Alliancemhk.com, or a personal check. If paying with a check, only 1 check will be accepted for the entire unit. Each additional check received will be assessed a $50 fee.

  • What is your pet policy?

    All pets must be at least 1 ½ years old, spayed or neutered, and not be considered an aggressive breed by the City of Manhattan. Ferrets, rodents, and venomous species are also not permitted.

  • What kind of payments do you accept?

    Check, Cashier’s Check or Money Order

  • What is considered an aggressive breed?

    • American Pit Bull Terrier
    • American Staffordshire Terrier
    • Argentine Dogo
    • Cane Corso
    • Chow
    • Dogue de Bordeaux
    • Doberman Pinscher

  • Is there a pet deposit? If so, what is the cost and is it refundable?

    Yes. The pet deposit is equal to ½ month’s rent. It is refundable and will be returned, less pet damages, within 30 days of the lease expiration date.

  • Do you accept pets?

    We do accept pets, but it is property specific.

  • Am I required to have a co-signer?

    Typically all students or applicants with no prior rental history are required to have a co-signer. Leasing must approve any exceptions, and they are handled on a case by case basis.

  • Is the Security Deposit the same as 1st month’s rent?

    No. The Security Deposit is obtained to secure a property and to cover any damages or fees that may be assessed after your move out date. The first month’s rent pays for the first month of occupancy and is due on or before key pickup.

  • What fees are required to apply?

    App Fees: $30 per single applicant, or $40 per married couple.

  • What is your general application process and how long does it take?

    Our application process from start to finish is about a week. The applicant will submit an application, a statement of rental, all corresponding documents, the application fee, and security deposit. A lease signing will be scheduled. The information is then sent to be screened and a report of approval will arrive in about 3 days. If approved, the lease will be drafted and then signed at the preset time/date. If denied, the SD will be refunded back to the applicant.

  • There is a property I would like to see. When can I schedule a showing?

    Showings can be scheduled M-F between 9:00am & 5:00pm.
